If you’re thinking about buying in Hilton Head Island, Bluffton, or Beaufort, you’ve probably heard this:

“You just need a down payment.”

Not even close.

There are several costs most buyers don’t see coming — and in the Lowcountry, some of them are very specific to our area.

Let’s break down what it actually costs to buy a home here in 2026 

1. Down Payment (Not Always What You Think)

Most people assume they need 20% down… but that’s not always true.

Typical options:

  • 3–5% → Conventional loans
  • 0% → VA loans (huge in our area)
  • 10–20% → More competitive offers

Example:
On a $500,000 home:

  • 5% down = $25,000
  • 20% down = $100,000

Local insight: In competitive pockets of Hilton Head, stronger down payments still win deals, but there’s flexibility in Bluffton and Beaufort right now.

 2. Closing Costs (The One That Surprises Everyone)

This is where most buyers get caught off guard.

Typical range:
2%–5% of the purchase price

On a $500,000 home:

  • $10,000 – $25,000 in closing costs

This includes:

  • Lender fees
  • Title/attorney fees
  • Taxes + recording
  • Prepaid insurance + escrow

Pro tip: In today’s market, many buyers are negotiating for sellers to cover part of this.

3. HOA, Regime & Community Fees (VERY Lowcountry Specific)

This is where our market is different.

Depending on the community, you may have:

One-time fees:

  • Transfer fees
  • Capital contributions
  • Club buy-ins

Ongoing fees:

  • Monthly regime (especially condos)
  • Annual HOA dues

Examples in our area:

  • Gated golf communities → higher buy-ins + annual dues
  • Condos on Hilton Head → $500–$1,100+/month is common
  • Some communities have $10K–$50K+ upfront fees

👉 And here’s one many buyers don’t know about:

If you purchase property on Hilton Head Island, there is typically a Town of Hilton Head transfer fee of 0.25% (¼ of 1%) of the purchase price.

Example:

  • $500,000 home = $1,250 transfer fee

This is in addition to other closing costs and is often overlooked if you’re not familiar with the area.

👉 These fees can dramatically impact your upfront cash needed.

4. Inspections (Don’t Skip This)

Typical cost:
👉 $400 – $800+

Depending on the property, you may also need:

  • Termite inspection
  • Stucco inspection
  • Roof or moisture inspections
  • Well & Septic Inspections

In the Lowcountry, moisture + humidity = inspections matter more here than most markets.

5. Appraisal

Required by lenders.

Typical cost:
👉 $500 – $800

This confirms the home is worth what you’re paying.

 6. Insurance (This One is BIG Here)

This is one of the most important and often underestimated costs.

Depending on the property, you may need:

  • Homeowners insurance
  • Wind & hail coverage
  • Flood insurance

👉 Especially near the coast, flood insurance can add thousands per year.

This varies heavily property to property and it’s something I always help my clients estimate upfront.

7. Earnest Money Deposit (EMD)

This is your “good faith” deposit when you go under contract.

Typical:
👉 1-3% of purchase price (sometimes more)

On a $500,000 home:

  • Around $5,000- $10,000

This gets applied toward your purchase at closing.

8. The Hidden Costs Nobody Talks About

These are the ones that sneak up on buyers:

  • Moving costs
  • Furnishing (especially for second homes)
  • Immediate repairs or upgrades
  • Utility deposits
  • Short-term rental setup (if applicable)

👉 These can easily add another $5K–$20K+ depending on your situation.

So… What Do You REALLY Need to Buy?

Rough Example on a $500K Home:

  • Down Payment (5%) → $25,000
  • Closing Costs → $15,000
  • Inspections/Appraisal → $1,000+
  • HOA/Fees (varies) → $0 – $20,000+

👉 Estimated Total Cash Needed: $40,000 – $80,000+

The Biggest Mistake Buyers Make
